2. Permitted Use
This site and Tenant Portal are provided solely for lawful use related to rental housing, including:

Submitting maintenance requests

Communicating with management
Unauthorized use—including misrepresentation, identity fraud, or unauthorized account access—is strictly prohibited and may result in denial of services, lease termination, and/or legal action.
3. Application Accuracy & Screening Authorization
By submitting an application, you certify under penalty of perjury that all information provided is true, complete, and accurate.
You expressly authorize CG Property Group & Gillis Enterprises (and its agents) to:

Obtain consumer credit reports

Conduct criminal background screenings (where permitted by law)

Verify employment, income, and rental history

Contact current and prior landlords
Material misrepresentation, omission, or falsification of any information—including income, occupancy, rental history, or identity—shall be grounds for immediate denial of the application or termination of tenancy, even if discovered after move-in.
Application fees are non-refundable once processing has begun.
4. Qualification Standards & Consistent Enforcement
All applicants are evaluated using uniform screening criteria applied consistently to comply with Fair Housing laws.
No exceptions, deviations, or preferential treatment will be granted outside of legally required reasonable accommodations.
Failure to meet published criteria will result in denial.
5. Payments, ACH Authorization & Chargebacks
By submitting payment through the Tenant Portal, you:

Authorize electronic debit (ACH) or other approved payment methods

Certify you are an authorized user of the payment account

Agree that submitted payments are final once processed
You further agree:

Returned payments (NSF), reversals, or chargebacks may result in additional fees
-
Chargebacks or payment disputes made in bad faith may be treated as nonpayment of rent
-
All unpaid balances remain due and enforceable under the lease
Failure to pay rent or fees when due may result in late fees, notices, and eviction proceedings as permitted under Tennessee law.
6. Maintenance Requests & Emergency Protocol
Maintenance requests submitted through the portal are for non-emergency issues only.
Tenants agree:

Emergencies (fire, gas leak, medical emergency, immediate danger) require contacting 911 first
-
Failure to report maintenance issues promptly may result in tenant liability for resulting damages
7. Privacy Policy – Information Collected
We collect and store personal information necessary to evaluate applications and manage tenancy, including:

Identifying information (name, DOB, SSN where required)

Employment and income details

Rental history

Payment and transaction records
8. Use of Information
